What is being proposed?
Hallmark Luxury Care Homes is proposing a new 110-bedroom care home, providing residential, nursing and dementia care.
The new plans keep the same overall purpose as the care home already approved for the site, but introduce a smaller and simpler building, with more room for gardens and a design shaped around homes in the area. Feedback and comments received from residents during our previous consultation have been carried through into the revised proposals and helped shape important aspects of the updated design.

Key benefits
A smaller, simpler care home
Hallmark Luxury Care Homes already has permission for a care home on the site. The new plans keep that use but introduce a more efficient design that is better suited to how a modern care home works.
Keeping the Orchard Road character
The revised plans keep the same overall look and feel as the previously approved scheme, designed to sit comfortably alongside the surrounding homes and leafy character of Orchard Road.
Significantly less building
The new design provides 110 bedrooms while reducing the overall floorspace by around 2,078 sq m and removing the basement altogether.
Designed around residents
Hallmark Luxury Care Homes has used its experience of running care homes, and feedback from residents, to create comfortable household-style living areas alongside shared spaces and facilities.
More privacy for neighbours
The building has been carefully positioned to give neighbouring homes more space and privacy, with no bedrooms facing directly east or west.
Building on what we heard before
Feedback from neighbours helped shape the previous scheme, including landscaping, privacy and parking. Hallmark Luxury Care Homes is now coming back to the community to hear further views before submitting the new application.
More room for gardens
A smaller building leaves more space for gardens and outdoor areas, creating a greener and more open setting for residents.
